Marketing Plan to Sell Your Home

  • Prepare Competitive Market Analysis using a state of the art computer program to establish fair market value.

 

  • Prepare and sign state required forms and Listing Agreement.

 

  • Prepare data input for the multiple listing service.

 

  • Place lock box on your home.

 

  • Take digital photos of both the interior and exterior of your home.

 

  • Distribute flyers to top producing agents in the Columbia area and ARI sales associates (who receive a bonus for selling your home, a bonus for you)

 

  • Prepare color brochures for placement in your home and on the “For Sale” sign.

 

  • Prepare and input data for the World Wide Web; including my personal web site

 

  • Distribute information to potential buyers using my personal database of purchasers wanting me to find them a home.

 

  • Have a permanent-type/post sign "For Sale" sign posted at your home.

 

  • Coordinate showings of your home by other agents.

 

  • Solicit feedback from agents that show your home, provide feedback to you, and adjust our marketing plan when necessary.

 

  • Distribute "Just Listed" postcards to neighbors.

 

  • Provide you copies of all advertising done on your home.

 

  • Review marketing activities with you on a periodic basis.

 

  • Review marketing activities with you on a periodic basis and adjust them when indicated.

 

  • Present and discuss with you, all offers on your home; advise you where necessary.

 

  • Negotiate the transaction on your behalf

 

  • Finalize the sales contract with your best interests as my foremost consideration.

 

  • Confirm that all contingencies (if any) on the contract are completed.

 

  • Insure that all of your requirements as seller are met in accordance with your contractual obligations.

  • Notify you if any additional action is required by you prior to settlement.

 

  • Insure that the date, time, and location of settlement are understood by you.

 

  • Review the closing/settlement documents provided me prior to settlement.

 

  •  Accompany you to settlement and advise you as required.

 

  •  Maintain contact with you after settlement and provide you information regularly.
